Sitting at home and planning how to decorate a room can be a very enjoyable experience. You are able to use your imagination to see what might be possible, turning a blank room into your perfect living room, dining room or bedroom.
Unfortunately, turning that dream into reality can often be a very difficult and stressful task. Once you have visited every furniture store in Manchester, London, Leeds and all the big cities and still not found what you are looking for. Or, even worse, bought a piece of furniture and once it was at home realized it did not match the colour scheme, it is very easy to just give up.
Thankfully there are better ways of doing it. Some people are happy to gradually add to rooms over a long period of time. This allows you to only buy items which you know are perfect for your room when you stumble across them. For most of us this simply is not possible. If you have just moved into a house then you will need to quickly get each room into a livable state.
The quickest, easiest, and most effective way of doing this is to visit a shop which stocks all types of home furnishings and furniture. This way you are able to not only able to compare many different types of different furnishing but also check that each piece that you buy matches your other furnishings. Another reason to visit a shop like this is the level of service that you will receive. Rather than specializing in a particular type of home furnishing or furniture, the staff in these shops understand that you want everything in the room to look right. They specialize in finding combinations that work well together rather than only worrying about single items.
Different people choose to decorate their homes in different ways. Some people have enough of the basics already to add to buy their furnishings gradually. For most people however, they need to buy a large proportion of their home furnishings in a short space of time. When this is the case, going to a shop which can serve all your needs will make the experience of fitting out a room a lot more enjoyable than it might otherwise have been. It is also likely that you will achieve far better results this way. Due to all your home furnishings being bought from the same shop, the colours and styles are far more likely to match. What this means is that when you take the furnishings home they are guaranteed to look right.

For certain home improvement projects, you may find yourself wondering whether you should tackle the project yourself or hire a pro to do the job. Either way, there will be some tradeoffs associated with the decision. Striking the right balance with cost, time and workmanship requires carefully evaluating the details of the job. Here are a few questions to ask yourself to help determine whether a DIY project is justified or whether you should call in the pros:
How much experience do I have with this type of project? Maybe you have never tiled a room before, or perhaps you’ve done tile work many times in the past with quality results. Ultimately, you have to live with the end product of your work, so ensuring that it is up to your standards is a forefront objective. For some jobs, attending a class or workshop at a local home improvement store may give you enough preparation to confidently take on a project yourself.
How much money will I be saving by doing the job myself? Typically, saving money is the main motivator for homeowners to get involved with DIY home improvement. When deciding whether to hire a professional, be sure to accurately assess the cost of doing it yourself versus hiring a pro. Will you have to purchase specialized tools? Can a contractor get a better deal on materials? What about the value of your time, and the opportunity cost to get the project done? A side by side comparison of each scenario will help you see the big picture and determine the best course of action for the project. Getting quotes from three different contractors is typically advised.
Are permits or inspections required for this project? Home improvements that affect the home’s structure, electrical or plumbing systems will likely require one or more permits. While this does not necessarily mean you have to hire a professional to do the job, ensuring that the work will pass inspection and acquiring the necessary permits should never be neglected. If you are not confident that you can complete a job to the standards required, that particular job may be better left to a professional. Researching permit requirements is an important step in planning a home improvement project.
While considering all of the pros and cons of both scenarios is helpful, the decision between hiring a professional and doing a job yourself is not always so cut and dry. Perhaps doing part of the work yourself and hiring a pro for the rest is the best option (it would be best to consult a contractor before moving forward with this option). Or maybe you are not experienced with a certain project, but you want to learn. If this is the case, taking a class at a home improvement store can help you build your skills and gain some hands on experience. Another great way to get experience is volunteering to assist a more practiced friend or family member on a similar project. Many homeowners find that hiring a pro for large jobs is well worth the money. With your home’s value is at stake, it pays to ensure that the job is done right.

HomeGain received responses from nearly 1,000 Realtors® nationwide and configured a list of the top 12 do-it-yourself (DIY) home improvements that cost under $ 5,000 and benefit sellers most when they sell their homes.
According to the HomeGain survey, the top five home improvements that Realtors recommend to home sellers based on cost and return on investment (from highest to lowest ROI) are:
1. Cleaning and de-cluttering ($ 200 cost / $ 1,700 price increase / 872% ROI)
2. Home staging ($ 300 cost / $ 1,780 price increase / 586% ROI)
3. Lightening and brightening ($ 230 cost / $ 1,300 price increase / 572% ROI)
4. Landscaping ($ 320 cost / $ 1,500 price increase / 473% ROI)
5. Repairing plumbing ($ 385 cost / $ 1,250 price increase / 327% ROI)
Cleaning and de-cluttering continues to rank as the top suggested home improvement (since the survey was originally conducted in 2000), recommended by 98 percent of Realtors, costing less than $ 200 and returning a value of nearly $ 1,700 to the home’s sale price, or an 872% return on investment.
“Many Realtors agree, especially in a buyer’s market, that sellers who make these recommended home improvements often get their homes sold faster and at higher prices,” stated Louis Cammarosano, General Manager at HomeGain. “We have customized our Home Sale Maximizer online home improvement tool to help identify and prioritize the projects that can increase the salability and selling price of a home.”
Rounding out the top 12, the list of low cost, do-it-yourself home improvements includes: updating electrical, replacing or shampooing carpets, painting interior walls, repairing damaged floors, updating kitchen, painting outside of home, and updating bathroom/s.
The home improvement projects with the highest price increases to a home’s resale value is Updating the Kitchen ($ 1,200 cost / $ 2,850 price increase), followed by Painting the Outside of the Home ($ 900 cost / $ 1,815 price increase) and Home Staging ($ 300 cost / $ 1,780 price increase).
“Inexpensive cosmetic home improvements and basic improvements greatly enhance the value of the home,” stated Carol Wilson of Carpenter Real Estate in Indianapolis, IN, HomeGain AgentEvaluator member since 1999.
